Every month of the year, the Architectural Committee meets on the first and third Tuesday night to review improvement plans submitted by home owners. The Committee is made up of five volunteers who review and discuss blueprints, landscaping plans, paint sample choices and many other improvements envisioned by architects, home improvement contractors and home owners.

In the busy spring and summer seasons, the Committee reviews six to seven hundred submittals during a meeting. Meetings begin at 5:30 p.m. and can run as late as 11:00 p.m. to review all the plans. In the winter, things slow to a more manageable pace with approximately fifty to sixty improvement plans submitted for Committee approval. Each approval or denial results in a letter to the home owner with the Committee’s decision.

The Committee also makes time for home owners requesting to speak directly to the Committee. There are five appointment times set aside at each meeting. Home owners who have received a denial or simply want to further explain details about their plans are allowed 15 minutes for this purpose.

Please remember that when planning any exterior improvement, the plan must be submitted to the Committee before commencing work. Because the HRCA has 30 days to respond to any request, please remember to build this time into your timetable to start work.

Carbon Monoxide Safety Act
On March 25, 2009, Governor Bill Ritter signed into law The Lofgren and Johnson Families Carbon Monoxide Safety Act. The Act requires home owners and owners of rental properties that are sold, transferred, remodeled/ repaired, or leased to a new tenant on or after July 1, 2009, to install carbon monoxide alarms near each bedroom (or any other room lawfully used for sleeping) in any dwelling unit that has a fuel-fired heater or appliance, a fireplace, or an attached garage. read article
