Home Improvement Forms

Have an exterior home improvement project? As a covenant controlled community, HRCA is bound by the Community Declaration and other governing documents to enforce the covenants of the community, which in turn ensure property values remain high. To meet this goal, homeowners must submit requests for exterior home improvements to be approved by the Architectural Committee before beginning a project. The first step is to submit your request online by filling out the form below.

Helpful Covenant Information

What information is needed for a project to be approved?
The more the better! Keep in mind the committee is reviewing the improvement based on what you submit. It needs to be clear and concise and easy to understand as you won't be there to answer questions. Details of what is needed with each improvement type is detailed on the home improvement form. Please be sure to submit all requested information to avoid delays.

With the exception of wood fences, all improvement requests have an associated review fee.  Payment options: American Express, Discover, MasterCard, Visa, or check if paying in person.

 To submit your online application:

  1. Select the type of project you are planning below.
  2. Scroll down to carefully review the guidelines and any relevant fees.
  3. Locate the form below the guidelines and completely respond to any required fields.
  4. Attach all specified documents. Failure to submit requested information may result in a denial.

The Architectural Committee

The Architectural Review Committee is comprised of Highlands Ranch homeowner volunteers with expertise in home improvement and construction. This committee is responsible for reviewing plans for exterior improvements being made to residential properties by homeowners. They review plan sets and submittals made by homeowners to assure they comply with HRCA Residential Improvement Guidelines. This committee is also responsible for enforcing covenants outlined within the Community Declaration, Bylaws, and supplemental declarations.

The Architectural Committee meets on the first and third Wednesdays of each month. Your request must be received by the HRCA office two weeks prior to the meeting. You will receive a written response after the Committee reviews your submittal.

Do not commence installation until you have received written approval. If you have questions, please call. Thank you for your cooperation.
